WHO NEEDS
AN EPC?

Energy Performance Certificates (EPCs) give information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC.

WHAT DOES IT
LOOK LIKE?


The EPC provides a rating of the property's energy efficiency and displays this as a graph, similar to those found on kitchen appliances. It doesn’t look at the appliances, but rather the performance of the building itself in areas such as heating and lighting. 
Ratings come on a scale of A-G, with A being the best rating. Most homes in the UK have a band D-E rating for both the Energy Efficiency and Environmental Impact.

WHEN CAN AN
ASSESSOR COME OUT?


We’re available inside and outside of office hours – including evenings and weekends – because we know it’s sometimes difficult for clients to be at home during the day. We can usually agree a mutually convenient time to carry out the assessment within a day or two of your enquiry.

 

How long does it
take to get an EPC?

 

We aim to provide your EPC by email before bedtime on the day that we gain access to the property. We can also email a copy of your report to your estate agent at the same time.

If you need a hard copy, we’ll put that in the post first class next day.

On very rare occasions (such as when the address is not listed in the national database and needs to be added), there may be a slight delay.

 

HOW LONG IS YOUR
EPC VALID FOR?


An EPC for a rented property is valid for ten years – though it’s advisable to get a new certificate if you make significant improvements that will impact on the energy performance of the building.

An EPC for a property to be sold must have been produced no more than three months before the property is marketed for sale.

In either case, the EPC must be made available for prospective tenants or purchasers within 7 days of the property being marketed for sale or rent.
